Conservation Easements
A conservation easement is a transfer of usage rights which creates a legally enforceable land preservation agreement between a landowner and a land trust for the purposes of conservation. It restricts real estate development, commercial and industrial uses, and certain other activities on a property. These restrictions are permanently placed upon the land, and transfer to all future landowners.
An easement document is drawn up with the landowner, reflects the landowners wishes, and allows him or her to continue to use the land as specified in the details the easement they help design.
